N <br /> Y <br /> CONDITIONS OF APPROVAL <br /> PA-0800164 SCANNED <br /> Pardee Homes <br /> Lot Line Adjustment Application No. PA-0800164 was approved by the San Joaquin County <br /> Community Development Department on June 16, 2008,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on December 16, 2009, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has <br /> been filets, if required-by the Land Surveyor's Act. <br /> 1. APPROVAL: This approval is for a Lot Line Adjustment to adjust the property lines among three <br /> parcels as shown on the Site Plan dated May 9, 2008. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted. to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. MINIMUM LOT SIZE: . Each parcel shall be a minimum of 20 acres in size. (Development Title <br /> Section 9-872.2[e]) <br /> d. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> (1) A proposed 20-foot wide private easement for access to Parcel 2, along Parcel 3,shall be shown <br /> on the Parcel Map. (Development Title Section 9-1150.15) <br /> (2) The following note shall be placed on the Parcel Map and also shall be recorded as a separate <br /> instrument: <br /> A. At the time of non-agricultural development of Parcel 2, the entire length of the private right- <br /> of-way for Parcel 2 shall be constructed and maintained to the standards required by the <br /> California Fire Code and applicable San Joaquin County Improvement Standards. <br /> (Development Title Section 9-1150.15[c]) <br /> 2.
