CONDITIONS OF APPROVAL <br /> PA-1800200 <br /> RUFINO HERNANDEZ <br /> Site Approval Application No. PA-1800200 was approved by the Community Development Department <br /> on April 26, 2019.The effective date of approval is May 6, 2019.This approval will expire on November <br /> 4, 2020, which is 18 months from the effective date of approval, unless (1) all Conditions of Approval <br /> have been complied with,(2)ail necessary building permits have been issued and remain in force,and <br /> (3)all necessary permits from other agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Christine Luckasen [209] 468-0214) <br /> a. APPROVED USE: This approval is for agricultural truck parking of two (2) trucks and four (4) <br /> trailers as shown on the Site Plan dated November 21, 2018. The project includes the conversion <br /> of an existing 1,600 square foot storage building into a maintenance building for the trucks and trailers. <br /> (Use Type: Accessory-Truck Parking,Agricultural). <br /> b. OWNER-OPERATOR RESIDENCE: The property shall contain the residence of the owner- <br /> operator of the trucks. (Development Title Section 9-605.6[f][3]) <br /> c. EMPLOYEES: No employees, other than members of the owner-operator's immediate family, are <br /> allowed in the agricultural truck parking operation. (Development Title Section 9-605.6[9[4]) <br /> d. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) The design of the driveway shall be such as to allow trucks to enter and exit property without <br /> entering into the opposing lane of traffic. <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) Driveway and maneuvering areas shall be paved and permanently maintained to provide a durable <br /> dust free surface. All other areas that are used for vehicular traffic shall be surfaced and <br /> permanently maintained with a chip seal. Trailer parking areas shall be surfaced with a minimum <br /> four inches of aggregate base. (Development Title Section 9-1015.5[e][2]a.) <br /> f. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be <br /> retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown <br /> on the Site Plan.
