i <br /> [1] INTRODUCTION <br /> FFde,Otie <br /> Suitability Study presents the results of our investigation concerning the soil strata and <br /> ter under the above-referenced subject property. Our study was completed to 1.) <br /> if the homesite Parcel that is being split-off remains acceptable for a septic system that <br /> ion properly for its anticipated lifespan, and 2.)provide-recommendations based upon <br /> the environmental criteria encountered in this study. This study also analyzed water:from the on- <br /> site domestic wells for nitrate and the agrichemical DBCP/EDB concentrations. This report is in <br /> compliance with the requirements for a Soil Suitability Study under Development Title Section <br /> 9-1105.2 Item (d) of the San Joaquin County Ordinance Codes. a -_ <br /> [2] SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION <br /> The subject property will consist of two Parcels: Parcel L will be Mr, and Mrs. Kelley's <br /> residential parcel which contains an existing house and barn, and will be 1.8.acres gross. A <br /> variance was granted from the San Joaquin.County Board of Supervisors to allow this Parcel to <br /> be less than 2.0 acres-in size. The Kelley's have lived in this house for.several years. The <br /> remaining Parcel is referenced as the "Designated Remainder. Mr. Ross Brown's residence is <br /> located to the east of Parcel t, within this Remainder Parcel.-It will consist of 12.49 acres gross <br /> and is currently planted in almonds. Prior to almonds,the.land was planted in corn, vetch and <br /> alfalfa. The attached Tentative Parcel Map illustrates the.designations and orientation of the a <br /> subject Parcels. The property is currently zoned AG 40. <br /> There are three domestic wells on the subject property. On Parcel t, there is an old pump house <br /> dwell that does not have a pump. In 1998, a new domestic well was drilled.for this Parcel and is <br /> approximately 180 feet deep. The domestic well on the Designated Remainder that serves Mr. <br /> Brown's residence is_14 years old and is 280 feet deep. <br /> The topography of the site is flat; therefore, no design criteria for slopes would have to be <br /> incorporated into a possible repair or new septic system. On-site stormwater drainage flows <br /> toward the surrounding almond orchard. <br /> The property is located west of the city of Ripon and south of the city of.Manteca. The study <br /> area consists predominately of agricultural production land-primarily almond orchards, row <br /> crops and pasture land. Surrounding structures consist of low density single family housing, <br /> residential ranchettes-and barns. Sewer hookups to the city of Ripon or the city of Manteca will <br /> be decades away, if ever. . <br /> A review of Application Permits on file with the San Joaquin County Environmental Health <br /> Department indicates there have been three Applications for Repairs/Additions to septic systems <br /> 47 <br /> 1.. <br /> _- Nay Ag Research <br />
