(5) Fire extinguishers shall be installed in accordance with California Fire Code, Standard 10-1 of <br /> Volume 2. <br /> (6) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property(C.F.C. 105.2.1). <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Michael Callahan, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development Title <br /> Sections 9-1145.4 and 9-1145.5) <br /> b. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee currently is$949.00 per 1,000 gross <br /> square feet of building designated as warehouse in the Delta area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record. <br /> c. The Regional Traffic Impact Fee shall be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is$780.00 per 1,000 gross square feet <br /> of building designated as commercial/industrial. The fee is based on the current schedule. <br /> (Resolution R-06-38) <br /> d. All new structures and/or substantial improvements shall be raised one foot above the 100-year <br /> flood elevation or shall be flood proofed in accordance with Development Title Section 9-1605.12. <br /> e. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> NOTE: Any construction activity that results in the disturbance of at least one acre of soil shall require a <br /> State NPDES construction permit. <br /> 3. SAN JOAQUIN COUNCIL OF GOVERNMENTS (Staff Contact: Erin Sickler, 468-3913) <br /> a. This project is subject to the San Joaquin County Multi-Species Habitat Conservation and Open <br /> Space Plan (SJMSCP) and is located within the unmapped land use area. Per requirements of the <br /> SJMSCP, unmapped projects are subject to case-by-case review. This can be a 90-day process, <br /> and it is recommended that the project applicant contact SJMSCP staff as early as possible. <br /> 4. SAN JOAQUIN VALLEY AIR POLLUTION CONTROL DISTRICT(Staff Contact: Chris Kalashian, 559- <br /> 230-5800) <br /> a. It appears that this project will be subject to the District's Indirect Source Review Rule(Rule 9510). <br /> This rule was adopted to reduce the impacts of growth in emissions from all new development in <br /> the San Joaquin Valley. Rule 9510 requires applicants subject to the rule to provide information <br /> that enables the District to quantify construction, area, and operational PM10 and NOx emissions <br /> and potentially mitigate a portion of those emissions. Preliminary analysis, based on the trip <br /> generation information included with the application and the size of the construction site, indicates <br /> that this project may generate emissions in excess of the Rule's 2.0 tones per year baseline for <br /> ROG and NOx that would require emissions to be reduced. An application must be filed with the <br /> District no later than concurrent with application with a local agency for the final discretionary <br /> approval.
