L v <br /> November 27,2006 <br /> NOA Project Number: E06115A <br /> L <br /> storage units and approximately 40 trailers currently exist on site;the remainder of the Site is vacant <br /> land bordered by agricultural fields to the northeast and Whiskey Slough to the southwest. <br /> ` The elevation of the Site,according to a United States Geological Survey topographic map,is <br /> approximately 10 feet above mean sea level. The land is fairly flat with the exception of the levee <br /> which boarders the slough approximately 15 feet above the rest of the property. <br /> San Joaquin County Community Development Department,the Site is zoned AG-80.The AG-80 <br /> zone is general agriculture,minimum parcel size 80 acres. This zoning designation"is established to �J <br /> preserve agricultural lands for the continuation of commercial agriculture enterprises" (www.cosan- <br /> joaquin.ca.us,2006). <br /> 1.2 Proposed Development <br /> According to Robert Edelman, the proposed development for the property is to demolish or <br /> remove all currently existing trailers and boat storage on site.The marina snack shop and office will / I <br /> remain.(After removal of the structures,the proposed development is to establish a recreational l �j <br /> facility for 38 recreational vehicles which will each be provided with an individual boating dock. The <br /> clients will have storage capability of 71,500 square feet to be used for dry boat storage. One <br /> bathroom will serve the snack shop and marina office, and a small shower room will be constructed <br /> to serve the RV users.A residence is not planned for the development., <br /> The construction will also include the modification of one septic system near the southwest portion / <br /> of the property which serves the snack shop and office.
