CONDITIONS OF APPROVAL <br /> MS-92-37 <br /> UNION SAFE DEPOSIT BANK <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> Those conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The remainder shall be designated as "Designated <br /> Remainder" on the Parcel Map. (Subdivision Map Act 66445) <br /> C. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 603 . 00 per gross square foot of building as <br /> "Office" , $1, 323 . 00 per 1, 000 gross square foot of <br /> building as "Warehouse" , $1, 889 . 00 per 1, 000 gross square <br /> foot of building as "Service Commercial" and $1, 043 . 00 <br /> per 1, 000 gross square foot of building as <br /> "Manufacturing" in the Stockton area. The fee shall be <br /> automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record. ) (Resolution R-90-304) <br /> d. The Water Supply Facilities Impact Mitigation Fee will be <br /> required when parcels are developed. The fee is due and <br /> payable at the time of building permit application. (The <br /> fees currently are $208 . 00 per 1, 000 gross square foot of <br /> building as "Office" , $207 . 00 per 1, 000 gross square foot <br /> of building as "Service Commercial" , and $83 . 00 per 1 , 000 <br /> gross square foot of building as "Warehouse" or <br /> "Manufacturing" . ) If there is no building permit <br /> required, the fee will be exempt. The fee shall be <br /> automatically increased on January 1 of each year at the <br /> rate of 6 . 9 percent. An additional 3 . 5 percent shall be <br /> added to the fee upon payment for processing and <br /> administering the program. (Resolution R-91-327) <br /> e. Dedication to result in a 55-foot wide right-of-way from <br /> the centerline of Wilson Way to the property line shall <br /> be required across the frontage of Parcel 1. (Planning <br /> Title Section 9-9430, 9-9431) <br /> f . The frontage improvements for Wilson Way across Parcel 1 <br /> shall be constructed in conformance with the standards <br /> for one-half of an 110-foot right-of-way industrial <br />
