CONDITIONS OF APPROVAL <br /> MS-92-117 <br /> JOHN TERESI <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. . <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance a <br /> Requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> I <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2,930. 00 per single family dwelling unit in the Lodi <br /> area. The fee shall, be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) (Resolution <br /> R-90-304, R-91-1025) <br /> i <br /> C. Parcel 3 shall be provided with access by frontage on <br /> Woodbridge Road. (Planning Title Section 9-9380) <br /> d. Any access road or driveway that exceeds 150 feet in <br /> length from a public roadway shall be improved in <br /> accordance with the requirements of the Uniform Fire Code <br /> Section 10.207, San Joaquin County Standards F-la, F-lb, <br /> & F-lc and the Liberty Fire District prior to issuance of <br /> the building permit. (San Joaquin County Ordinance No- <br /> 3622) F <br /> e. The frontage improvements for Woodbridge Road across € <br /> Parcel 3 shall be constructed in conformance with the <br /> standards for a 60-foot right-of-way rural collector <br /> road. The construction of the frontage improvements will <br /> be deferred, upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to their estimated construction <br /> i <br /> i <br /> I <br /> I <br /> i <br />
