I. INTRODUCTION <br /> _ Dillon & Murphy was retained by Ken Gini to perform a Soil Suitability Study <br /> for the property located at 10600 Woodbridge Road, .'767411P`6 , CA. The subject <br /> parcel number is APN 017-230-08. The purpose of the study is to determine the <br /> suitability of the property for septic tank usage as required by the County. The <br /> study was performed according to the requirements of Section 10100 of San <br /> Joaquin County Development Code. <br /> II. PROPOSED DEVELOPMENT <br /> The property is currently zoned AG-40. The Gini property consists of a 94 <br /> acre parcel (see appendix for map). It is proposed to divide the 94 ±acre parcel <br /> into 2 parcels. One parcel will be 49.50 acres and the second parcel will be 44 { <br /> acres. <br /> _ III. PRESENT AND PAST USE OF THE SITE <br /> Presently, the property is a vineyard and contains an agriculture well at the <br /> _ north end of the property. The property has been a vineyard for over 10 years. <br /> There are no homes on the property. <br /> IV. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> Presently the parcel contains no septic system. It will require a septic <br /> system when developed. I have no knowledge of septic system failure on the <br /> property. The recommended septic area for this site is 12,000 square fee . After <br /> researching other septic systems installed on properties with a 1 mile radius of this <br /> site, it was found that most septic systems have functioned, normally, the oldest <br /> system being 30 years old. Systems in this area generally consist of septic tank <br /> _ and leach fields. There are no imminent plans for homesite construction. Once the <br /> parcel map is completed, each of the two parcels are entitled to a primary residence <br /> and a second unit dwelling. Therefore, the maximum_num.ber�f� i�.5y.sros <br /> this 94 acres will support is four. <br /> V. GROUND WATER AND DEPTH TESTING <br /> According to the map of "Lines of Equal Depth of Water Wells" published <br /> Fall, 1999, by the San Joaquin County Flood Control and Water Conservation �. <br /> District, the depth to groundwater at this location is approximately 60 feet (see <br /> Appendix) The gradientrc,roound_water_.(d-epth.). in_the project area slopes <br /> southeasterly_acc_Qr ,u-Veq a Ievation published in the <br /> Spring of 1999 by San Joaquin County Flood Control and Water Conservation <br /> District (see Appendix). The subject parcel in this report has been used as a <br /> vineyard. The only_potential for_ground water contamination could be from <br /> pesticides or herbicides.
