Description of proposed project <br /> The project is potentially a five phase project over a ten year period. Phase 1 includes <br /> constructing a 10,000 square foot storage facility. The building will be constructed in a <br /> manner to allow expansion in 10,000 square foot increments (Phases 2-5). The future <br /> phases will be used for either storage or potentially additional bottling. <br /> Phase 2 proposes the construction of a 35,000 square foot event center, tasting room <br /> and executive offices. Sufficient parking and landscaping will be constructed as <br /> deemed necessary with the ultimate building design. Any required overflow parking for <br /> events will be provided on site. <br /> Any events in the Phase 2 building will be limited to 50 attendees. There will be no <br /> amplified or outdoor music. There will be a maximum of thirty vehicle trips per hour at <br /> the peak time. <br /> Work Shifts/Hours <br /> The current shift hours for the winery are 7:00 am to 5:00 pm, Monday thru Friday. <br /> There are six employees with no customers. There are approximately 10 vehicles per <br /> shift. This scenario will remain the same with the addition of Phase 1. <br /> Phases 2-5 would maintain the same business hours and days. Employees may <br /> increase depending on production but not significantly. The expansion of Phases 2-5 <br /> might double the employees to twelve. <br /> The Phase 2 hours and employees will be determined based on the specific event. <br /> Events will be limited to 50 people and hours will be limited to whatever is allowed by <br /> ordinance. Typically an event would be mid afternoon to early evening. Temporary <br /> employees (parking attendants, custodial, etc.) may be used based on the need of the <br /> specific event. <br /> Off Street Parking <br /> Employee parking for the winery operation will be provided in the proximity of the <br /> winery. I am asking for a parking variance to reduce the required number of stalls (25 <br /> spaces/1000 sf of building). Strict adherence to that ordinance would require over 100 <br /> parking stalls just to the winery. I currently have six employees. I propose eleven <br /> conventional stalls plus one ADA stall with the Phase 1 development. Future phases <br /> can be evaluated upon building plan submittal. <br /> Permanent parking stalls will be provided with the Phase 2 improvements. The number <br /> will be evaluated closer with the design of the building design. This application <br /> proposes 76 stalls with the understanding that it may increase when the Phase 2 plans <br /> are designed. <br /> Any necessary overflow parking for events will be provided on-site. In order to keep the <br /> ambiance of the vineyard setting, minimal parking will be provided adjacent to the event <br /> center. ADA stalls, and several other stalls will be near the center. The remainder will <br /> be closer to the winery as guests will be valeted to the event center. <br />
