g. LIGHTING: Lighting shall be provided and comply with the following: <br />1) If the parking area is to be used at night, parking lot and security lighting shall <br />be installed. (Development Title Section 9-1015.5[g]) <br />2) All lighting shall be designed to confine direct rays to the premises. No spillover <br />beyond the property lines shall be permitted except onto public thoroughfares, <br />provided, however, that such light shall not cause a hazard to motorists. <br />(Development Title Section 9-1015.5[g][4]) <br />h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br />1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of- <br />way width of Yosemite Avenue shall be installed across the frontage of the <br />project site. (Development Title Section 9-1020.8[a]. <br />2) All areas not used for buildings, parking, driveways, walkways, approved <br />outdoor storage areas, or other permanent facilities shall be landscaped. <br />(Development Title Section 9-1020.8[a]). Areas that are not part of the <br />project shall be clearly designated on the site plan and shall be barricaded <br />from traffic. Such areas shall be mowed and maintained free of debris. <br />i. SCREENING: Screening shall be provided and comply with the following: <br />1) All storage materials and related activities, including storage areas for trash, <br />shall be enclosed by a screen six (6) to eight (8) feet in height. Items stored <br />within one hundred (100) feet of a dedicated street or residential zone shall <br />not be stacked higher than two (2) feet above the adjacent screen. <br />(Development Title Section 9-1022.4[e][2][A]) <br />j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development <br />Title and be included on the Site Plan. All portions of any sign shall be set back a <br />minimum of five (5) feet from any future right-of-way line, including any corner cut- <br />off (snipe)- (Development Title Section 9-1710.2[g]) <br />j. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and <br />San Joaquin County Ordinance requirements will be applicable and shall be <br />incorporated in the construction plans before submittal to the Building Inspection <br />Division: <br />1. An occupancy separation of 2 hour is required to separate the B occupancy <br />from the R-3 occupancy. <br />2. Provide parking for physically disabled. The space(s) shall be located as close <br />as possible to the primary entrance (C.C.R., Title 24) <br />3. Provide identification signs for the parking space(s) including the "tow away" <br />sign at each entrance or visible from each space (C.C.R., Title 24) <br />4.
