FINDINGS <br /> PA-1800259 <br /> French Camp Truck Terminal, LLC <br /> 1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, <br /> any applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan <br /> adopted by the County. <br /> • This finding can be made because the proposed project, a truck parking, cleaning, and <br /> repair facility to include the construction of an 11,200 square foot shop and truck wash <br /> building, may be conditionally permitted in the I-L (Limited Industrial) zone with an <br /> approved Site Approval application. The proposed use is consistent with all land use <br /> policies and regulations of the County Development Code and 2035 General Plan. There are <br /> no Master Plans, Specific Plans, and/or Special Purpose Plans in the project vicinity. <br /> 2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary <br /> facilities have been provided, and the proposed improvements are properly related to existing and <br /> proposed roadways. <br /> • This finding can be made because adequate utilities, access roads, sanitation, drainage <br /> and other necessary facilities have been provided and the proposed improvements are <br /> properly related to existing and proposed streets and highways. The Department of Public <br /> Works includes in its conditions, the requirement that the French Camp Road driveway <br /> design include a 200-foot deceleration entrance taper and a 200-foot acceleration exit <br /> taper to facilitate safe movements on and off the site. The project will be served by a <br /> private septic system, an individual well, and on-site storm drainage. The amount of storm <br /> drainage runoff generated by the construction of any new buildings will be contained on- <br /> site and is required to meet the requirements of San Joaquin County Development <br /> Standards to prevent the increased runoff release rate of storm water from discharging <br /> onto other properties and to prevent offsite sediment transport. Additionally, the septic <br /> system and well will be constructed under permit and inspection by the Environmental <br /> Health Department and will comply with the standards of San Joaquin County prior to <br /> approval. <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> • This finding can be made because the parcel is of adequate size and shape to <br /> accommodate the proposed building and all yards, setbacks, parking areas, and other <br /> requirements of the Development Title. The Site Plan shows that there is sufficient area for <br /> parking and circulation in compliance with Standards of the Development Title. <br /> 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare, or be <br /> injurious to the property or improvements of adjacent properties. <br /> • This finding can be made because the Initial Study prepared for this project found no <br /> potentially significant environmental impacts. <br /> 5. The use is compatible with adjoining land uses. <br /> • This finding can be made because the proposed use will not interfere with nor alter the <br /> current land uses on adjacent properties. The project is an orderly extension of the <br /> industrial development that is established within the industrial corridor in the urban <br /> community of French Camp and the project is an industrial use adjacent to properties <br /> zoned for industrial and commercial use. <br /> 09/10/2019 PA-1800259 (SA) <br />
