CONDITIONS OF APPROVAL <br /> PA-1900186 <br /> DJC HOUSE REHAB ILITATION,LLC-RC VALLEY PROP ERTIES/SHOUP LAND SURVEYING <br /> Lot Line Adjustment Application No. PA-1900186 was approved by the San Joaquin County <br /> Community Development Department on November 1,2019,which is the effective date of approval. <br /> This approval will expire on May 2, 2021, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyors' Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of <br /> a Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Rick Griffin: [209]468-3154) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated August 9, 2019. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br /> Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br /> Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br /> Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE: Each parcel shall be a minimum of 5000 square feet in size. (Development Title Section 9- <br /> 872.2([e]). <br /> d. SETBACK: The new parcel line shall be a minimum of five (5) feet from any structure (Development <br /> Title Section 9-872.2([g]). <br /> 2.
