DRAFT <br /> FINAL REMEDIAL PLAN <br /> ' Art & Artists <br /> 204 E. Lodi Ave. <br /> Lodi, CA <br /> rJuly 1994 <br /> 1.0 INTRODUCTION <br /> ' Art & Artists is a commercial art store and frame shop owned by Mrs. Mary Lehr of Lodi, <br /> California. Mrs. Lehr retained Mr.James DeMera, of Mullen, Sullivan and Newton (MSN), <br /> Attorneys at Law, to represent herself and oversee environmental cleanup of hydrocarbon <br /> ' contamination associated with a former underground storage tank at the site. The tank was <br /> located at 204 E. Lodi Avenue (Figure 1). <br />' Mr. DeMera retained Geological Audit Services, Inc. (GeoAudit) in early 1992 to perform <br /> an assessment of the site. The assessment was completed in 1993 and a Problem Assessment <br /> Report (PAR; dated January 21, 1994) was prepared by GeoAudit. Preparation of a Final <br /> Remedial Plan (FRP) is required by the San Joaquin County Public Health Services - <br /> Environmental Health Division (PHS/EHD). Some information from the PAR has been <br /> included in this FRP. <br />' The chosen soil remediation method for the site is vapor extraction. The chosen <br /> groundwater remediation method is in-situ air sparging. The theories, principles and <br />' proposed systems are detailed in Sections 3.0 and 4.0. <br />' 2.0 BACKGROUND <br />' 2.1 Tank Removal <br /> It is our understanding that a 550-gallon underground storage tank (UST) was removed <br />' from this site in January 1987 by Thorpe Oil, Inc. The tank contained leaded gasoline, and <br /> was located inside a large building, near the building's southeast corner(Figure 2).The tank <br /> had failed an integrity test, and a soil sample collected from beneath the tank indicated that <br /> I an unauthorized release of hydrocarbons had occurred. Total petroleum hydrocarbons as <br /> gasoline were detected at a concentration of 1,400 mg/kg, toluene was detected at a <br /> concentration of 270 mg/kg, and xylenes were detected at 18 mg/kg. PHS/EHD subsequently <br /> 1 required investigation of groundwater quality at the site to determine whether groundwater <br /> had been impacted by the release. <br /> Cimbpwl Ardi Servicar.I.e. i <br /> A&A.PAPfl-M 47 !, <br />
