SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by FC Tracy Holdings, LLC <br /> to conduct a Soil Suitability Study and Nitrate Loading Study for the proposed FC Tracy <br /> Holdings, LLC facility located at 3590 West Lehman Road, Tracy, California (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> Proposed Development <br /> According to the application, the proposed project involves "the relocation of an existing <br /> sweet corn packing facility currently located at 11104 North Tracy Boulevard to a new <br /> state of the art sweet corn packing facility located on APN 255-040-20 (Lehman Road). <br /> The relocation of this facility will consolidate all offsite cold storage operations on-site, <br /> resulting in significantly improved parking efficiency and the elimination of approximately <br /> 1,049 raw product trucking transfers annually." A site plan is included as Plate 2. <br /> Site Description <br /> The Assessor's Parcel Number (APN) for the Site is 255-040-20. The Site is 54.48 <br /> acres (gross) in size. The County project application number is PA-1800266 (SA). The <br /> Site is located at 3590 West Lehman Road, Tracy. <br /> The Site is currently vacant agricultural land (Plate 3). An irrigation water pump is <br /> located near the northwest corner of the Site. <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 71 to 78 feet above mean sea level. The Site is relatively flat <br /> (Plate 4). <br /> According to the San Joaquin County Community Development Department <br /> (www.co.san-joaquin.ca.us), the subject property is zoned AG-40, general agriculture <br /> with a minimum parcel size of 40 acres. This zoning designation "is established to <br /> preserve agricultural lands for the continuation of commercial agricultural enterprises." <br /> LOGE 1846 Page 1 <br />
