HIGHWAY 12 (APN 055-160-23)
5198 W. HIGHWAY 12 (APN 055-160-25)
LODI, SAN JOAQUIN COUNTY, CALIFORNIA
OUR PROJECT NUMBER: NA187043
Our office was contacted by Mr. Tony Alegre, owner representative, to conduct Soil Suitability
Study (SSS) for the property at 5198 and 5484 W. Highway 12, Lodi, San Joaquin County,
California. The formatting of this report has been designed to follow, to the greatest degree
possible, San Joaquin County Environmental Health Department (EHD) Soil Suitability Study
Requirements Checklist, dated September 25, 2007.
1.0 INTRODUCTION AND DEVELOPMENT
The Soil Suitability Study (SSS) was conducted to determine whether site soils are suitable for
septic system usage. The study was performed according to the requirements of Section 9-
1105.2(d) of the San Joaquin County Development code. A major element of the field work
included conducting percolation tests that meet absorption rates as specified by San Joaquin
County, Public Health Services, Environmental Health Department (EHD). A review of published
soil information, geologic maps, and groundwater information was also performed.
1.1 Site Description
The site is comprised of a 13.78-acre tract of vacant land located at 5484 W. Highway 12 (APN
055-160-23) and 5198 W. Highway 12 (APN 055-160-25), Lodi, San Joaquin County, California.
According to the San Joaquin County Community Development Department website the site
parcels are zoned as industrial truck terminal (I/T).
Based on a review of the United State Geological Survey Thornton (1978), Lodi North (1976),
Terminous (1997), and Lodi South (1976) California Quadrangles topographic map (Appendix A),
the site is located at approximately 15 feet above mean sea level with a topographic gradient
toward the west. The nearest surface water source to the site is an unidentified irrigation canal
located adjacent south of the site. As the subject property is relatively flat, we do not foresee
percolating effluent affecting the surface water resources.
1.2 Proposed Development
Based on a review of a site plan dated December 2017 and information provided by Mr. Alegre,
APNs 055-160-23 and -25 are proposed to be developed with a truck terminal, heavy equipment
storage and construction services heavy yard which will include a 400-square foot office,
Responsive® Resourceful ■ Reliable 3
