Soil Suitability and Nitrate Loading Evaluation Page 2 <br /> U of P-Golf Practice Facility Expansion <br /> 6301 West Eight Mile Road <br /> Stockton, California <br /> May 13, 2019 CTE Job#25-0711G <br /> 1.0 GENERAL <br /> As requested, CTE CAL, Inc. (CTE) has completed our soil suitability and a nitrate <br /> loading evaluation for the proposed golf practice facility at 6301 West Eight Mile Road <br /> in Stockton, California. The Assessor's Parcel Number of the property is 055-280-01; <br /> (see Appendix A - Assessors Parcel Map) <br /> The purpose of this evaluation was to assess the suitability of the property for onsite <br /> septic tank usage. The evaluation -was performed in general accordance with the <br /> requirements of Section 9-10100C of San Joaquin County Ordinance Code. The <br /> following report includes information regarding the proposed development, past and <br /> present use of the property, area septic tank performance, permitting, and general soil and <br /> groundwater conditions in the project area. In addition, our assessment procedures, site <br /> conditions encountered during the field exploration and results of percolation tests <br /> performed at the site are presented herein. <br /> 2.0 SITE DESCRIPTION/PROPOSED DEVELOPMENT <br /> The project site is situated on a relatively flat rectangular shaped 339.8-acre parcel zoned <br /> as AG-40 (General Agriculture). West Eight Mile Road is located adjacent on the south <br /> side of the property. Development at the site is proposed to include a new 4,101 sf <br /> commercial building located within the southeastern portion of the property. The <br /> remainder of the property is expected to remain in use as the existing golf course (see the <br /> Site Plan in the Attachments). <br /> 3.0 PRESENT,PAST AND PROPOSED USE <br /> The site is currently utilized as a golf course. In 1998, construction of the golf course <br /> began. By 2002, the club house, maintenance building, and associated parking/driveways <br /> for each were developed. Based on historic aerial photography and USGS topographic <br /> mapping, no previous structures are indicated to have existed on the subject site previous <br /> to the recent (1998) construction. The adjacent property, across W. Eight Mile Road, to <br /> the south is a residential subdivision, while the primary use of the adjacent properties to <br /> the north, east, and west are for agricultural purposes. <br /> Currently the intention of the development is to complete tenant improvements consisting <br /> of a practice facility, shower/locker room, and storage/mechanical area. These facilities <br /> are expected to require installation of a septic system. Information regarding soil <br /> suitability and nitrate loading for the proposed septic system is included within this <br /> report. <br /> Al NC <br />
