,�Jate of California Calrfomla Environmental Prolectlon Agency Deoarlmenk of Toxlr�ubslances Control <br /> Site Restoration: Following backfilling and compaction of the excavation areas,the upper four inches of the <br /> site and offsite excavation areas will be finished with aggregate base rock to minimize wind disturbance of <br /> underlying soils. Paved areas affected by excavation activities will be re-surfaced. <br /> Maior Components of the Project Document:The RAW includes an Excavation Plan,Transportation Plan, <br /> Spill Response Plan, Storm Water Management Plan, Site-specific Health and Safety Plan, and a <br /> Confirmation Sampling Plan. In addition, in the event resources of biological, cultural, or historical <br /> significance are found in the course of project activities,work will be suspended while a qualified biological, <br /> cultural, or historical resources specialist makes an assessment of the area and arrangements are made to <br /> protect or preserve any resources.that are located. If human remains are discovered at the Site, no further <br /> disturbance will occur in the location where the remains are found, and the County Coroner will be notified <br /> pursuant to Health and Safety Code section 7050.5. The Coroner will determine disposition within 48- <br /> hours (Public Resources Code, section 5097.98)." <br /> I. SITE CHARACTERISTICS <br /> Current Property Owner: Pacific Gas and Electric Company, 3401 Crow Canyon Rd. San Ramon, CA <br /> Site Acreage: 0.73 acres <br /> Current Site &Surrounding Zoning and Land Uses:The Site is currently located as heavy industrial. The <br /> Site is currently owned by PG&E and is vacant. <br /> Surrounding land use was observed to be primarily commercial with some residential properties. In general, <br /> prominent adjoining land uses are as follows: <br /> North: Directly north of the Site is Best Buy motors, an automobile sales facility and body repair <br /> shop. Zoned heavy industrial. <br /> East: Union Pacific Railroad tracks and an agricultural packaging operation. Zoned heavy <br /> industrial. <br /> South: Immediately south of the Site is a vacant lot owned by Lodi Iron Works. Zoned heavy <br /> industrial. <br /> West: Zoned single family and high density residential. <br /> Proposed Site Zoning and Land Uses: The proposed zoning and land use for the Site will not change with <br /> the implementation of the remedial effort. As such, the proposed zoning will remain heavy industrial, yet the <br /> proponent still desires to remediate the site to unrestricted standards and avoid land use covenants. <br /> Distance to Sensitive Receptors: The closest residence to the Site is located approximately 55 feet west of <br /> the site, across the street. <br /> Resources of Cultural or Historical Significance: A cultural resources survey was performed within a '/2 mile <br /> radius of the project location. The March 28, 2011 survey was performed by the Central California <br /> Information Center. The conclusion of the survey is that there are no prehistoric or historic resources within <br /> the project area, and that there are no resources known to have value to local cultural groups. <br /> Former Investigations <br /> Site investigation began in the mid-1980's with a soil sample collected at the site. The soil sample indicated <br /> the presence of PAH's at a concentration of 34 milligrams per kilogram (mg/kg), arsenic at 2.2 mglkg, lead at <br /> 3 <br /> DTSC 1332 VCP NOE <br /> June 21,2012 <br /> Office of Planning&Environmental Analysis <br />
