The westerly one-third has a 100-year Flood Elevation of approximately <br /> eight feet NGVD. <br /> Jacob Brack Road has an existing right-of-way width of 60 feet and a planned right-of-way width of 60 feet. <br /> The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and payable <br /> at the time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. The 100-year flood zone boundary shall be delineated on the Parcel Map. <br /> 3. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910.20) <br /> 4. Any driveway that exceeds 150 feet in length from any public roadway shall be improved in <br /> accordance with the requirements of the Uniform Fire Code Section 10.207, San Joaquin County <br /> Standards F-la, F-lb and F-lc and the Thornton Fire District prior to issuance of the occupancy <br /> permit.
