s Thomas M. Gau -2- COMMENTS ON DEVELOPMENTS MS-98-34 3. All improvements shall be in conformance with the Improvement Standards and Specifications of the County of San Joaquin. All improvement plans and specifications shall include grading plan for each individual lot, if applicable. These improvement plans and specifications are subject to plan check, field inspection fees and must be approved by the County of San Joaquin Department of Public Works prior to approval of the Parcel Map. (Development Title Section 9-910.2) 4. If improvements referred to herein are not completed prior to the approval of the Parcel Map,the subdivider shall execute an agreement with the County of San Joaquin ensuring the completion of improvements within one(1)year after filing the Parcel Map. (Development Title Section 9-1100.3) 5. Banner Street shall be dedicated and improved to County Standards for a 60-foot right-of-way commercial street. Twenty-foot by twenty-foot corner cut-offs(snipes)are required on all corners. (Development Title Section 9-857.4) 6. The storm drainage retention pond that was constructed to serve the parcel at the southwest corner of State Highway Route 12 and Flag City Boulevard shall be filled in, and the easement shall be abandoned. The existing 24-inch diameter storm drain shall be extended to Flag City Boulevard. (Development Title Section 9-1135.2) 7. The project shall be served by a public water system by extending the existing 10-inch diameter water line,conforming to the requirements of the San Joaquin County Public Health Services Environmental Services Division and the Department of Public Works. The water tank and easement shall be abandoned. (Development Title Section 9-1120.2) 8. The project shall be served by a public sewer collection system by extending the existing 8-inch sanitary sewer, in conformance with the requirements of the San Joaquin County Public Health services Environmental Services Division and the Department of Public Works. (Development Title Section 9-1105.2) 9. Street lighting shall be provided at the intersection of Banner Street and Flag City Boulevard. (Development Title Section 9-1150.11) 10. The property has annexed to County Service Area No. 31 for the operation, maintenance and improvement of storm drainage, water, sanitary and street lighting facilities,but a cost reimbursement fee of$33,950.24 per acre is required prior to approval of the Parcel Map. (Agreements A-94-231 and A-95-1022) 11. All utilities shall be underground except power transmission facilities of a 35 KV or greater. Public utility easements shall be provided along the road frontage of the subdivision and as required by the public utility companies. (Development Title Section 9-1155.2)
