All improvements shall be in conformance with the Improvement Standards and Specifications of <br /> the County of San Joaquin. All improvement plans and specifications shall include grading plan <br /> for each individual lot, if applicable. These improvement plans and specifications are subject to <br /> plan check, field inspection fees and must be approved by the County of San Joaquin Department <br /> of Public Works prior to approval of the Parcel Map. <br /> (Development Title Section 9-910.2) <br /> 4. If improvements referred to herein are not completed prior to the approval of the Parcel Map,the <br /> subdivider shall execute an agreement with the County of San Joaquin ensuring the completion of <br /> improvements within one(1)year after filing the Parcel Map. <br /> (Development Title Section 9-1100.3) <br /> 5. Banner Street shall be dedicated and improved to County Standards for a 60-foot right-of-way <br /> commercial street. Twenty-foot by twenty-foot corner cut-offs(snipes)are required on all corners. <br /> (Development Title Section 9-857.4) <br /> 6. The storm drainage retention pond that was constructed to serve the parcel at the southwest corner <br /> of State Highway Route 12 and Flag City Boulevard shall be filled in, and the easement shall be <br /> abandoned. The existing 24-inch diameter storm drain shall be extended to Flag City Boulevard. <br /> (Development Title Section 9-1135.2) <br /> 7. The project shall be served by a public water system by extending the existing 10-inch diameter <br /> water line,conforming to the requirements of the San Joaquin County Public Health Services <br /> Environmental Services Division and the Department of Public Works. The water tank and <br /> easement shall be abandoned. <br /> (Development Title Section 9-1120.2) <br /> 8. The project shall be served by a public sewer collection system by extending the existing 8-inch <br /> sanitary sewer, in conformance with the requirements of the San Joaquin County Public Health <br /> services Environmental Services Division and the Department of Public Works. <br /> (Development Title Section 9-1105.2) <br /> 9. Street lighting shall be provided at the intersection of Banner Street and Flag City Boulevard. <br /> (Development Title Section 9-1150.11) <br /> 10. The property has annexed to County Service Area No. 31 for the operation, maintenance <br /> and improvement of storm drainage, water, sanitary and street lighting facilities,but a cost <br /> reimbursement fee of$33,950.24 per acre is required prior to approval of the Parcel Map. <br /> (Agreements A-94-231 and A-95-1022) <br /> 11. All utilities shall be underground except power transmission facilities of a 35 KV or greater. <br /> Public utility easements shall be provided along the road frontage of the subdivision and as <br /> required by the public utility companies. <br /> (Development Title Section 9-1155.2) <br />
