(2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-1015.5[g][4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten-foot-wide landscaped strip, respecting the ultimate right-of-way <br /> width of Banner Street and Flag City Boulevard, shall be installed across the <br /> frontages of the project site. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas,or other permanent facilities shall be landscaped. <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) Storage areas for trash, shall be screened so as not to be visible from adjacent <br /> properties and public rights-of-way. Screening shall be six to seven feet in height. <br /> Outside storage other than a trash enclosure is not permitted. <br /> 2. DEPARTMENTOF PUBLIC WORKS: <br /> a. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approaches shall be improved in accordance with the requirements of San <br /> Joaquin County Standards CW-C11 prior to issuance of the occupancy permit. The exit on Flag City Boulevard shall be relocated further away from the Banner Street <br /> intersection. Access shall be provided from a public street <br /> d. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee currently is $148.90 per daily trip- <br /> end generated in the Lodi area. A copy of the Final Site Plan shall be submitted prior to release of the building permit <br /> f. The Parcel Map for MS-98-34 shall be recorded prior to release of the building permit <br /> g.
