Water meters shall be required for all water services but delivered to the Utility Maintenance <br /> Division for storage. <br /> (Board of Supervisors Order B-91-650) <br /> 18. Offer of Dedication of ground water rights is required. <br /> 19. The subdivider shall initiate the abandonment of existing Flag City Boulevard within subdivision <br /> boundary and outside of proposed right-of-way, and obtain abandoned right-of-way within limits <br /> of the subdivision from San Joaquin County in exchange for dedication necessary for the <br /> realignment of Flag City Boulevard. <br /> 20. Improvements, dedications and permits shall be as required by Caltrans for work in <br /> State Highway Route 12. <br /> 21. Adjustment to improvements shall be made to provide for two-way traffic and for temporary <br /> cul-de-sacs, as well as utility systems modification,to conform to County Standards where <br /> subdivision is to be recorded in phases. <br /> 22. The current property owners of parcels within the boundary of this application and CSA No. 31 <br /> boundaries shall agree to the assessments, charges or fees as established for CSA No. 31 to <br /> provide the water, sewer, drainage, street lighting and other extended services, upon the filing of <br /> the parcel map for this application. The property owners shall also agree to minimum <br /> assessment of one single family equivalent unit for any vacant parcel within County Service <br /> Area No. 31, same as the current vacant parcels within the District. <br /> 23. The Parcel Map for MS-98-34 must be filed for record prior to recording the Parcel Map for <br /> MS-98-36. <br /> 24. The subdivider shall enter into an Agreement to participate financially for his fair share <br /> of the cost for improvements to State Highway Route 12 and Flag City Boulevard and for <br /> improvements to the Interstate 5/State Highway Route 12 ramp and intersections. The <br /> subdivider's fair share is estimated to be $240.000 and$171.000, respectively. for the <br /> improvements. The cost to each parcel for the improvements, when due, shall be determined <br /> by its area in proportion to the total area of the subdivision parcels.
