� <br /> CONDITIONS OF APPROVAL <br /> MS-98-31 <br /> Green, et al <br /> Minor Subdivision Application No. MS-98-31 was approved by the San Joaquin County <br /> Community Development Department on October 15, 1998. The effective date of approval is <br /> October 25, 1998. This tentative map approval will expire on October 24, 2001, which is three <br /> years from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with and (2) a Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to approval of the Parcel Map. Those Conditions followed by a Section Number <br /> have been identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Kai Luoma, 468-9567) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 200 feet, measured at the front yard <br /> setback line. (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of ten (10) acres. (Development Title <br /> Section 9-610.2) <br /> 2. OAKDALE IRRIGATION DISTRICT: (Staff contact: Sally Davis, 847-0341) <br /> a. EASEMENTS: <br /> (1) A twenty (20) foot wide private irrigation easement shall be dedicated across the east <br /> side of all parcels. <br /> (2) A twenty (20) foot wide private drainage easement shall be dedicated across the west <br /> side of all parcels. <br /> b. NOTICE OF SUBDIVISION RESTRICTION: <br /> (1) As a way of informing future owners of the need to install private irrigation facilities <br /> and level the new parcels, the District requires that a Notice of Subdivision <br /> Restriction be recorded with the final map. Said Notice of Restriction will indicate <br /> that the proposed parcels are not presently graded and distribution facilities are not in <br /> place for said parcels to irrigate independently of each other. The District has the <br /> right to withhold irrigation water if the parcels are not properly graded and adequate <br /> facilities installed to irrigate independently and efficiently without wasting water or <br /> damaging the property of others. <br /> Conditions of Approval - 1 - MS-98-31 <br />
