The Site currently contains a shop building, an industrial well, and a storm pond (Plate
3).
The elevation of the Site, according to a United States Geological Survey topographic
map, is approximately 90 to 93 feet above mean sea level. The Site is relatively flat
(Plate 4).
According to the San Joaquin County Community Development Department
(www.co.san-joaquin.ca.us), the subject property is zoned I-L, limited industrial (Lot B),
and I-G, general industrial (existing Lot A). The I-L zone "is intended to provide for light
impact manufacturing, warehousing, wholesaling, construction contracting, and
distribution uses. Activities within this zone have external physical effects that are
generally restricted to the immediate area, are compatible with surrounding uses, are
conducted entirely within enclosed buildings, and have outdoor storage areas that are
screened. Business and professional offices may also be appropriate within this zone."
The I-G zone "provides for a wide range of manufacturing, distribution and storage uses
which have moderate to high nuisance characteristics such as noise, heat, glare, odor,
and vibration, and which require segregation from other land uses, and/or may require
outside storage areas."
Existing and Proposed Septic Tank Usage
Existing Septic System
According to Mr. Jones, no septic systems are currently located on the Site.
Proposed Septic System
A new septic system is proposed to serve the Site. According to Mr. Jones, the leach
field for the septic system will be located near the center of the north property line; the
various structures on the Site will have individual septic tanks but will all feed into this
leach field.
On-Site Septic Permit History
The San Joaquin County Environmental Health Department septic permit files were
searched for the Site address. No permits were identified.
Existing Septic Tank Usage in the Vicinity
To estimate the septic system usage in the area, our office counted septic systems that
exist within approximately one square mile surrounding the property. Air photo imagery
from Google Earth was used. Each building cluster on the photo was assumed to have
one septic system. Using this method, it is estimated that at least 70 septic systems per
square mile are located in the immediate vicinity of the Site.
LOGE 1848 Page 2
