According to the San Joaquin County Community Development Department
(www.co.san-joaquin.ca.us), the Site is zoned AG-40, General Agriculture with a
minimum parcel size of 40 acres. This zoning designation "is established to preserve
agricultural lands for the continuation of commercial agriculture enterprises."
Existing and Proposed Septic Tank Usage
Existing Septic System
One septic system is currently located on the Site (Plate 3).
Proposed Septic System
Mr. Busalacchi intends to connect the new restroom building to the existing septic
system; the system may be expanded if necessary.
On-Site Septic Permit History
The San Joaquin County Environmental Health Department septic permit files were
searched for the Site address. One permit was identified, dated April 2011. The permit
indicated that a 1,200-gallon septic tank, three 40-foot leach lines, and three two-foot
diameter by 25-foot deep seepage pits were installed to serve an agricultural storage
building. The permit has been included in Appendix 4 of this report.
Existing Septic Tank Usage in the Vicinity
To estimate the septic system usage in the area, our office counted septic systems that
exist within approximately one square mile surrounding the property. Air photo imagery
from Google Earth was used. Each building cluster on the photo was assumed to have
one septic system. Using this method, it is estimated that at least 16 septic systems per
square mile are located in the immediate vicinity of the Site.
The Site is located within an area of vineyards and open agricultural land, with
occasional rural residences. A facility that appears to be a poultry farm is located
approximately one-third of a mile northeast of the Site.
Septic Permit History in the Vicinity
Based on a review of septic permits on file at the San Joaquin County Environmental
Health Department for nearby properties, it appears that septic systems in the area
primarily utilize leach lines with seepage pits. The septic permits can be found in
Appendix 4 of this report.
LOGE 1913 Page 2
