CONDITIONS OF APPROVAL <br />PA -1900206 <br />RICHARD A & DRENA Z WAGNER/GIULIANI & KULL, INC. <br />Lot Line Adjustment Application No. PA -1900206 was approved by the San Joaquin County <br />Community Development Department on November 1, 2019, which is the effective date of approval. <br />This approval will expire on May 2, 2021, which is 18 months from the effective date of approval, <br />unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br />required by the Land Surveyors' Act. <br />Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br />Notice of Lot Line Adjustment. <br />1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact: [209] 468-3121) <br />a. APPROVAL: This approval is for a Lot Line Adjustment between two (2) parcels as shown on the site <br />plan dated September 30, 2019. <br />b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior to <br />conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br />shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br />Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br />Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br />Licensed Land Surveyor. (Development Title Section 9-872.4) <br />c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contract and shall <br />enter into a new contract prior to recording the Notice of Lot Line Adjustment. The Notice of Lot Line <br />Adjustment shall not be recorded until the Williamson Act Contract application has been deemed <br />complete. Filing Fees are required for this application. (Government Code Section 51257) <br />2. DEPARTMENT OF PUBLIC WORKS (Contact: [209] 468-3000, see memo dated October 25, 2019.) <br />NOTES AND INFORMATION ONLY: <br />APN: 207-150-01 & 207-160-03 is under Williamson Act Contract No. WA -72-C1-0216.
