Use Permit for LDS Church at '_7555 W. Valpico Road <br /> Dear Dorn: <br /> Please find enclosed our application for a Use Pen it tc construct a 16;553 sf church at =7555 W. <br /> Valpico Road (A.P.N. _40-I40-25). We are under contract with the current owner of the <br /> property Ronald Tate, to purchase 5.6 acres of the existing 25.6-acre parcel. The property is part <br /> of the South Schulte Specific Plan, and is currently being considered for annexation into the City <br /> of Tracy. However, due to the time required to process the Annexation and Finance Plan for the <br /> area, we will not be able to process plans with the city for probably two years. <br /> We have a very pressing demand for this facility, and therefore would like to process our plans <br /> through the county so that our proposed building can be constructed next summer. Our churches <br /> are designed to accommodate two to three congregations(wards) in one building. Each ward <br /> holds a three-hour block of meetings every Sunday, and meetings for youth during the week. Our <br /> existing church in Tracv is currently serving four wards, which is well beyond its optimum use, <br /> and our membership in the Tracy area continues to grow. A new buildiniz in Tracy is much <br /> needed and will be well received by the members of the Church. <br /> In order to process our plans with the County now, while addressing the concerns of the City of <br /> Tracy, we request that the following conditions be placed on our Use Permit. <br /> 1. All site improvements, off-site improvements, and frontage improvements along <br /> Valpico Road shall be designed to comply with City of Tracy Standards. <br /> 2. The Church shall connect to City of Tracy water, sewer and storm drainage <br /> facilities when such services are made available. <br /> 3. The Church shall pay all deve?opmenr fees specified in the Finance Plan for the <br /> area once the Finance Plan is adopted by the City of Tracy. <br />
