Hieb, Engineering Assistant III <br /> Public Services Division ' d� <br /> SUBJECT: MS-99-03 A MINOR SUBDIVISION APPLICATION TO CREATE A 5.6-ACRE <br /> LOT WITH A 60.1-ACRE REMAINDER, LOCATED ON THE SOUTH SIDE OF <br /> VALPICO ROAD, 1,000 FEET WEST OF CORRAL HOLLOW ROAD, TRACY. <br /> (DISTRICT 5). <br /> APPLICANT: Ronald Tate, et al APN: 240-140-25 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated <br /> Flood Hazard Area. <br /> Valpico Road has an existing right-of-way width of 55 feet and a planned right-of-way width of <br /> 116 feet. <br /> The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due <br /> and payable at the time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. Remainder shall be designated as "Designated Remainder" on Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> 3. Dedication to result in a 58-foot wide right-of-way from the centerline of Valpico Road to <br /> the property line shall be required across the frontage of APN 240-140-25. Dedication of <br /> a 48-foot wide right-of-way along the westerly portion of the property, plus a 30-foot by <br /> 30-foot corner cut-off (snipe) at the corner shall be required. Any additional <br /> improvements for Valpico Road and the future street shall be as required by the City of <br /> Tracy. <br /> (Development Title Section 9-1150.5(b) and City of Tracy) <br />
