Irrevocable Offer of Dedication to result in a 30-foot wide right-of-way from the centerline <br /> of Del Mar Avenue to the property line shall be required across the frontage of Parcel 2. <br /> (Development Title Section 9-1150.5(b)) <br /> 3. The frontage improvements for Del Mar Avenue and Wagner Avenue shall be <br /> constructed in conformance with the standards for one-half of a 60-foot right-of-way <br /> Collector Residential Street and a 50-foot right-of-way Local Residential Street, <br /> respectively. The construction of the frontage improvements will be deferred, upon <br /> execution by the owner of a Deferred Frontage and Roadway Improvement Agreement <br /> or a Secured Deferred Frontage and Roadway Improvement Agreement with a deposit <br /> equivalent to their estimated construction costs prior to approval of the Parcel Map. <br /> (A $260.00 fee currently is required for processing per Development Title Table 9-240.2 <br /> in addition to a copy of the Grant Deed and an estimate. The estimate and legal <br /> descriptions shall be prepared by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Department of Public Works and submitted <br /> to the Department of Public Works for approval. As an option, the Department of <br /> Public Works will prepare the drawing with estimate for an additional fee of $115.00.) <br /> (Development Title Section 9-1150.2(d)(3)) <br /> 4. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910.20) <br /> 5. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. <br /> (Subdivision Map Act Section 66411.1) <br /> 6. The project shall be served by a public sewer collection system constructed in <br /> conformance with the requirements of the San Joaquin County Public Health Services <br /> Environmental Services Division and the Department of Public Works. (Development <br /> Title Section 9-1105.2) <br /> 7. The City of Stockton shall verify that the appropriate Right of Service Units for sanitary <br /> sewer have been paid for the proposed subdivision prior to approval of the Parcel Map <br /> or the payment may be deferred until building permit application with this statement <br /> "Payment for the Right of Service Units will be required at the time of building permit <br /> application" noticed on the Parcel Map. <br /> (Development Title Section 9-1105.3) <br /> 8. Payment of 0.81 Sewer Main Units to upgrade the parcels' capacity to 2.00 units shall <br /> be paid to the County prior to recordation of the Parcel Map. The fee is $2,480.00 per <br /> unit for a total required fee of $2,008.80. <br /> 9. The project shall be served by a public water system conforming to the requirements of <br /> the San Joaquin County Public Health Services Environmental Health Division and the <br /> Department of Public Works.
