The property is located on the north <br /> side of Tokay Colony Road at 12953. Our study was done to determine if the site is acceptable <br /> for septic systems which will function properly and pose no adverse environmental impact to <br /> surface waters or to the underlying groundwater. This report is in compliance with the <br /> requirements of Development Title Section 9-1105.2 Item (d) of the San Joaquin County <br /> Ordinance Codes. <br /> [21 SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION <br /> The attached site map illustrates the orientation of the two proposed Parcels. It is anticipated to <br /> sell the east lot (Parcel 2) after the split is completed. <br /> The topography of the area is flat; therefore, septic system design for slopes will not have to taken <br /> into consideration. The subject property is located 5 miles southeast of the town of Lodi. The <br /> study area consists of predominately agricultural production land as vineyards and orchards. <br /> Surrounding structures consist of very low density single family housing, ranches and ranchettes. <br /> Current zoning of the property is AG-40. <br /> A review of Application Permits on file with the San Joaquin County Environmental Health <br /> Department indicates there have been 12 Applications for Repairs/Additions in the regional study <br /> area which includes the general locale of Tokay Colony Road. These applications for system <br /> modifications to existing septic systems were for additional drainage (leachlines) and seepage pits. <br /> This can be considered a very high number of permits in comparison to the low density housing <br /> and indicates the shallow soils in the area are not conducive to acceptable management of sewage <br /> effluent.
