Hieb, Engineering Assistant III <br /> Public Services Division)e p <br /> SUBJECT: MS-99-04 A MINOR SUBDIVISION APPLICATION TO DIVIDE A 47.39-ACRE PARCEL, <br /> A 49.68-ACRE PARCEL AND A .84-ACRE PARCEL INTO ONE 11.5-ACRE PARCEL, <br /> ONE 46.4-ACRE PARCEL AND ONE 40.0-ACRE PARCEL, LOCATED ON THE NORTH <br /> SIDE OF STATE HIGHWAY ROUTE 26 AT THE TERMINOUS OF MURRAY ROAD. <br /> (DISTRICT 4). <br /> APPLICANT: R&J Dondero APNs: 091-070-5, 091-070-11 and 091-070-14 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. <br /> State Highway Route 26 has an existing right-of-way width of 80 feet and a planned right-of-way width as <br /> required by Caltrans. <br /> The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and payable at <br /> the time of building permit application. <br /> The Water Supply Facilities Impact Mitigation Fee will be required when parcels are developed. The fee is due <br /> and payable at the time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 3. Any driveway or fire road that exceeds 150 feet in length from any public roadway shall be improved <br /> in accordance with the requirements of the Uniform Fire Code Section 10.207, San Joaquin County <br /> Standards F-1 a, F-1 b and F-1 c and the Linden-Peters Fire District prior to issuance of the occupancy <br /> permit for driveways or prior to recording of Parcel Map for fire roads. <br /> (Development Title Section 9-1150.15) <br /> 4. Requirements for construction of improvements shall be noticed by a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66411.1) <br /> 5.
