INTRODUCTION <br /> The purpose of this project is to divide an 11 .5 acre parcel from a 47 acre parcel <br /> and simultaneously adjusting a lot line line. The outcome will yield an 1 1 .5 acre, <br /> 40 acre and 46.4 acre parcel. In accordance with the San Joaquin County <br /> Development Title, this Surface and Subsurface Contamination Report (SSCR) is <br /> being submitted for application with the tentative map. This report will investigate <br /> the property for visual or historical environmental contamination based on field <br /> observation, soil testing, and testimony from the owners. <br /> This report includes minimal chemical analysis results. A Condition of Approval <br /> for the Minor Subdivision will require percolation tests and groundwater tests from <br /> the wells (nitrates and DBCP). Those results will be included in the Soils Suitability <br /> Report. <br /> Project Description <br /> The project consists of two parcels (three Assessor's parcels) located at or near <br /> 16299 E. Highway 99 Linden. The project is in a farming community and is <br /> surrounded by agricultural land and State Highway 26 to the south. It is zoned <br /> AG-40. The site has one existing homesite and there is another homesite <br /> encompassed by the project. See the Tentative Map included in the Appendix. <br /> The 11 .5-acre proposed parcel has a homesite, an agricultural service business <br /> (Mid Valley Ag), a farm office with shop, and related agriculture buildings. The <br /> remaining 86.4-acres has historically been farmed with tomatoes and wheat. <br /> Irrigation is provided via a private agricultural well. <br /> Project History <br /> The primary source of information on the historical use of the property is <br /> testimony from the owners. R&J Dondero has owned the property for more than <br /> 20 years. This property and all surrounding properties have had consistent uses in <br /> the time the Donderos have owned the property. <br /> A review of County records did not yield any contamination concerns. Due to the <br /> nature of Mid Valley Ag's business, annual water testing has been performed in <br /> the retention pond. See the Appendix for results. <br /> The site contains two 10,000 gallon fuel tanks (one diesel, one gasoline). They <br /> are housed in above ground concrete containment. There are also above ground <br /> fertilizer tanks which are also contained in a concrete structure. <br /> -1- <br />
