• 1 <br /> I. INTRODUCTION <br /> a <br /> Dillon & Murphy was retained by R & J Dondero to perform a Soil Suitability <br /> Study for the property located at 16299 E. Highway 26 Linden, CA. The subject <br /> parcel numbers are APN 091 -070-1 1 , 14, 05. The purpose of the study is to <br /> determine the suitability of the property for septic tank usage as required by the <br /> County. The study was performed according to the requirements of Section 10100 <br /> of San Joaquin County Development Code. <br /> II. PROPOSED DEVELOPMENT <br /> The property is currently zoned AG-40. The Dondero property consists of <br /> two parcels totaling 98 acres (see Appendix for map). It is purposed to split the <br /> parcels into three separate parcels. One parcel will be 12.51 acres, one will be <br /> 41 .68 acres and one will be 44.13 acres. The minor subdivision is being allowed <br /> as a homesite parcel. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> Presently Parcel 1 consists of an office building, a house, a garage, three <br /> storage sheds, a packing shed, fuel tanks, a shop building, and a domestic well. <br /> Parcel 2 is currently agricultural land used for row crops and has been used for this <br /> purpose historically. Parcel 3 is currently agricultural land used for row crops and <br /> has been used for this purpose historically. <br /> Due to containment dikes around the fuel storage area, the potential for <br /> contamination of soils or groundwater has been minimized. Geo Technical Borings <br /> have been performed on Parcel 1 per application filed October 29, 1997 (See <br /> Appendix). A sand and grease separator was also installed on Parcel 1 per Permit <br /> Number 91-2493 dated July 10, 1992 (See Appendix). <br /> IV. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> Parcels 2 and 3 will require septic systems when developed. I have no <br /> knowledge of septic system failure on these parcels. <br /> Currently on Parcel 1 there are 3 septic systems serving the home/office, the <br /> shop building to the west of the home/office and a system serving the <br /> office/storage building for Mid Valley Ag to the east of the home/office building. <br /> The systems range in age from 26 years to 30 years. Permits 73-702 was issued <br /> August 7, 1973, Permit 77-753 was issued September 15, 1977, and Permit 74- <br /> 173 was issued March 13, 1974.
