I
VALLEY AG
It 4-- it
DATE: October 3, 1999
V.A.R. Job No: SSS10.99
FOR: Mr. Luis Arismendi
11170 East Comstock, CA 95215
Stockton, CA 95215
PROJECT: 14151 Tully Road - Lodi, CA APN 053-060-02
SUBJECT: Soil Suitability Study
APPLICATION NUMBER: MS-
[11 EXECUTIVE SUMMARY
This Soil Suitability Study presents the results of our investigation concerning the soil strata under
the above-referenced subject property. The property is located 14151 Tully Road, approximately 0.5
miles north of Harney Road. Our study was done to determine if the site is acceptable for septic
systems which will function properly and pose no adverse environmental impact to surface waters or
to the underlying groundwater. Additionally, this study analyzed the on-site domestic well water for
current nitrate and DBCP/EDB concentrations. This report is in compliance with the requirements
for a Soil Suitability Study under Development Title Section 9-1105.2 Item (d) of the San Joaquin
County Ordinance Codes.
[21 SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION
It is important to note that the owner of the property has no intentions of building on any portion
of Parcel I which contains the homesite, nor the Designated Remainder. The Designated Remainder
is proposed to remain exclusively in vineyard production.
The subject property previously consisted of three Lots (Lot 16, Lot 17 and Lot 18) that were
recently combined into a Designated Remainder Parcel, with the homesite Parcel being split off. The
Designated Remainder consists of 55.9 acres and Parcel 1 consist of 4.12 acres. The attached Site
Plan illustrates the orientation of the Parcels. As referenced, Parcel 1 is currently in the homesite
parcel and the remainder is in wine grapes.
The topography of the site consists of gentle rolling hills, with the actual homesite rising in elevation
above most of the remaining acreage. There is a buffer zone adjacent to the west of Tully Road
which contains a drainage ditch.
P.O.Box 3794 1 Turlock,California 95381 1 (209)668-1403 1 Fax (209)668-2598
