m. CALIFORNIA FIRE CODE The following California Fire Code and San Joaquin County Ordinance <br /> Code requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Community Development Department for a building permit: <br /> (1) Fire flow and hydrants will be provided for the proposed project by the use of Appendix III-A and <br /> III-B of the California Fire Code <br /> (2) Fire protection systems shall be installed according to the California Fire Code and the <br /> appropriate standards and guides adopted in the California Building Code and the California <br /> Electrical Code. <br /> (3) Fire department access roads shall be in accordance with the California Fire Code and the <br /> standard adopted by the San Joaquin County Fire Chiefs Association. <br /> (4) Key Boxes: A knox box shall be installed according to fire department instructions. <br /> (5) Fire extinguishers shall be installed in accordance with the California Fire Code. <br /> (6) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property in accordance with the California Fire Code. <br /> (7) All undeveloped parcels or portions of undeveloped parcels shall remain free of weeds, debris, <br /> or any other combustible vegetation such as abandoned orchards or vineyards throughout the <br /> year to the satisfaction of the Fire Jurisdiction Having Authority. <br /> 2. DEPARTMENT OF PUBLIC WORKS(Staff Contact: Bill DuBois,468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development Title <br /> Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. The frontage improvements for Woodbridge Road shall be constructed in conformance with the <br /> standards for one-half of a 60-foot-wide right-of-way Rural Collector Road prior to issuance of the <br /> occupancy permit. (Development Title Section 9-1150.2) <br /> d. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee currently is $1,499.00 per 1,000 gross <br /> square feet of building designated as Service Commercial in the Lodi area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. (Resolution R-00-433) <br /> e. The Regional Traffic Impact Fee shall be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is$1,390.00 per 1,000 gross square feet <br /> of building designated as Office/Commercial. The fee is based on the current schedule. (Resolution <br /> R-06-38) <br /> f. All improvements shall be in conformance with the current Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications shall include <br /> a grading plan for each individual lot, if applicable.
