(DISTRICT 4). <br /> APPLICANT: Robert and Therese Burns APN: 019-190-07 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. <br /> Atkins Road has an existing right-of-way width of 40 feet and a planned right-of-way width of 60 feet. <br /> The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and <br /> payable at the time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910.20) <br /> 3. Any driveway or fire road that exceeds 150 feet in length from any public roadway shall be <br /> improved in accordance with the requirements of the Uniform Fire Code Section 10.207, <br /> San Joaquin County Standards F-1 a, F-1 b and F-1 c and the Clements Fire District prior to <br /> issuance of the occupancy permit for driveways or prior to recording of Parcel Map for fire <br /> roads.
