This tentative map approval will expire on <br /> which is three(3)years from the effective date of approval,unless(1) all Conditions of <br /> Approval have been complied with and (2) a Parcel Map has been filed with and accepted by <br /> the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and ordinance requirements shall be <br /> fulfilled prior to approval of the Parcel Map. Those Conditions followed by a Section Number <br /> have been identified as ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact:Tina Wehrmeister,468-8477) <br /> a. TENTATIVE MAP: The Parcel Map shall substantially conform with the approved Revised <br /> Tentative Map dated April 20,2000. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 150 feet, measured at the front yard <br /> setback line. (Development Title Section 9-310.4) <br /> (2) All parcels shall have a minimum lot area of 2 acres. (Development Title Chapter 9- <br /> 1100) <br /> c. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> (1) A proposed 25-foot-wide private easement for access to the proposed parcels shall be <br /> shown on the Parcel Map. (Development Title Section 9-1150.15) <br /> (2) The following note shall be placed on the Parcel Map and also shall be recorded as a <br /> separate instrument: <br /> A. Prior to recordation of the Parcel Map, the entire length of the private right-of-way <br /> shall be constructed and maintained to the standards required by Section 10.207 <br /> of the Uniform Fire Code and applicable San Joaquin County Improvement <br /> Standards. (Development Title Section 9-1150.15[c]) <br /> d. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Street trees are required as specified in Section 9-1020.4 of the Development Title. <br /> e. FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before <br /> submittalto the Community Development Department for a building permit: <br /> (1) Fire department access roads shall be in accordance with Section 902.2 of the <br /> California Fire Code and the standards adopted by the San Joaquin County Fire Chiefs <br /> Association. <br />
