FINDINGS FOR SITE APPROVAL <br /> PA-1900264 <br /> STOCKTON BAPTIST CHURCH & SCHOOL/MIKE SMITH ENGINEERING, INC. <br /> Site Approval Findings (Development Title Section 9-818.6) <br /> 1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, any <br /> applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan <br /> adopted by the County. <br /> • This finding can be made because the proposed sign may be permitted in the AU-20 <br /> (Agriculture-Urban Reserve-20-acre minimum) zone with an approved building permit. The <br /> proposed improvement is also consistent with the goals, policies, standards and maps of <br /> the General Plan. <br /> 2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary <br /> facilities have been provided, and the proposed improvements are properly related to existing and <br /> proposed roadways. <br /> • This finding can be made because adequate utilities,access roads, sanitation, drainage and <br /> other necessary facilities have been provided for the religious assembly and the proposed <br /> improvement is properly related to existing and proposed streets and highways as an <br /> accessory to the main use. <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> • This finding can be made because the parcel is of adequate size and shape to accommodate <br /> the proposed improvement and all yards, setbacks, and other requirements of the <br /> Development Title. <br /> 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare, or be <br /> injurious to the property or improvements of adjacent properties. <br /> • This finding can be made because the sign will be required to meet all approved <br /> modifications and ordinances related to building. <br /> 5. The use is compatible with adjoining land uses. <br /> • This finding can be made because the proposed use will not interfere with nor alter the current <br /> land uses on adjacent properties. <br /> Sign Modification Findings (Development Title Section 9-1710.40]) <br /> 1. The proposed sign is consistent with the size of the facility and related structures, the location of the <br /> public access to the development, and other signage in the vicinity; <br /> • The facility consists of Stockton Baptist Church, Stockton Baptist School, and Noah's Ark <br /> Preschool, with buildings totaling approximately 21,000 square feet. The proposed sign <br /> location is adjacent to one of the two access driveways for the facility. The project parcel is <br /> zoned AU-20, however, the religious assembly is a commercial development. Parcels to the <br /> north are zoned and developed commercially with signage that is permitted to be greater in <br /> both area and height than in the AU-20 zone. Therefore, the project sign modifications will <br /> result in the sign being consistent with other signage in the vicinity. <br /> PA-1900264 - Findings 1 <br />
