Both properties have historically been,Jused for <br /> industrial purposes and both are zoned for heavy industrial use. ERM is <br /> not aware of any plans to change the zoning of these properties in the <br /> foreseeable future. <br /> i, <br /> U <br /> i <br /> Soil <br /> '.1 <br /> Based on Iand use information for the subject properties land the absence <br /> of residual soil constituents in surface soils, there is little or no j <br /> opportunity for exposure to residual soil constituents under conditions <br /> associated with the industrial use of these sites. Specificpoints regarding <br /> potential exposure are noted below: ; <br /> • Because residual soil constituents are confined to the subsurface, <br /> .3 <br /> f industrial workers at the subject properties are unlikely to be exposed <br /> to soil constituents via direct contact (i.e., incidental ingestion and <br /> dermal contact). �f <br /> • Similarly, because soil constituents are confined to depth, industrial <br /> f workers are unlikely to be exposed to residual soil constituents via the <br /> inhalation of fugitive dust. <br /> I <br /> • Only isolated detections of volatile organic compounds (V6Cs)3 are <br /> present in subsurface soils. Because of the very limited detections, the <br /> migration of these compounds from soil into air is not!expected to <br /> represent a significant exposure pathway for industrial workers. <br /> However, construction workers or others involved in intrusive:'subsurface <br /> activities at the site may be exposed to residual constituents in subsurface <br /> soils. Under this scenario, exposure may occur via the following routes: <br /> • Incidental ingestion. <br /> • Dermal contact. <br /> I� l <br /> • Inhalation of VOCs released from soils that are exposed during <br /> excavation or other in 'v' <br /> intrusive activities. <br /> I: <br /> s VOCs detected in soil include the aromatic hydrocarbons benzene,toluene, <br /> ethylbenzene,and xylenes. <br />
