West Ripon Road,Manteca APN: 226-110-28 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. <br /> West Ripon Road has an existing right-of-way width of 60-feet and a planned right-of-way width of 84-feet. <br /> REQUIREMENTS: <br /> The applicant shall complete the following requirements before the Department of Public Works can support or <br /> deem complete the application for this project: <br /> 1. Submit for approval turning analysis drawings prepared by a registered civil engineer or licensed surveyor <br /> showing that the proposed driveways are sufficient to allow semitrailer and truck ingress and egress <br /> without intruding onto opposing lanes of traffic.The driveway approaches and frontage between the <br /> driveways shall be improved as a minimum in general conformance with the requirements of San Joaquin <br /> County Standards R-17,with additional width, frontage improvement and turning radius as required by the <br /> turning analysis. Provide ingress and egress signage if required as a result of turning analysis.(Development <br /> Title Section 9-1145.5) <br /> Upon satisfaction of the above requirements, the following Conditions of Approval shall apply. Additional <br /> and/or revised conditions of Approval may be necessary based upon factors resulting from the completed <br /> application. <br />
