Local staff has reviewed the <br /> proposal and do not oppose it, however,we would like to provide the following comments for <br /> your information and consideration: <br /> 1. The property is contained within the Ripon General Plan urban development area and <br /> sphere of influence. It is currently designated as HLD (high low density residential), and the <br /> actual facility is located within 1/4 mile of the current city limits. Based on the information <br /> provided in the referral. the proposed use would he permitted with a use perrnit only. <br /> 2. When the property is annexed to the city and subsequently developed,West Ripon Road <br /> will be widened to an ultimate width of 140 feet, and Olive Avenue will be widened to an <br /> ultimate width of 74 feet.
