REVISED <br /> CONDITIONS OF APPROVAL <br /> WELDON BANKSTON <br /> MS-90-73 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. Dedication to result in a 25-foot wide right-of-way from the <br /> center line of Fine Road to the property line and a 30 by 30 <br /> foot corner cutoff (snipe) st the intersection of Copperopolis <br /> Road and Fine Road shall be required across the frontage of <br /> Parcel #3 . <br /> b. The frontage improvements for Copperopolis Road and Fine Road <br /> shall be constructed in conformance with the standards for <br /> one-half of 84-foot and 50-foot right-of-way Farm or Estate <br /> Subdivision streets, respectively. The construction of the <br /> frontage improvements will be deferred, upon execution by the <br /> owner of a Deferred Frontage Improvement Agreement, prior to <br /> approval of the Parcel Map. (A $250. 00 fee is required for <br /> processing per Ord. No. 3337 in addition to a copy of the <br /> Grant Deed and an estimate for the required frontage <br /> improvements. The estimate shall be prepared by a Registered <br /> Civil Engineer with a typical section drawing on a form to be <br /> supplied by the Department of Public Works and submitted to <br /> the Department of Public Works for approval. As an option the <br /> Department of Public Works will prepare the drawing and <br /> estimate for an additional fee of $100. 00) <br /> C. Requirements for construction of improvements noticed by a <br /> statement on the Parcel Map. <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> d. A Parcel Map is required. <br />
