CONDITIONS OF APPROVAL <br /> MS-90-85 <br /> REX R. WHORTON <br /> Unless otherwise specified , all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map . <br /> 1 . PUBLIC WORKS: <br /> Conditions of Approval: <br /> a . The owner shall execute an Irrevocable Offer of <br /> Dedication for a sixty foot wide right-of-way for the <br /> extension of Clark Drive across Parcel 1 . <br /> b . The further extension of Clark Drive across the <br /> Designated Remainder shall b shown on the Parcel Map. <br /> C . The frontage improvements for the extension of Clark <br /> Drive across Parcel 1 shall be constructed in <br /> conformance with the standards for a 60-foot right-of- <br /> way Farm or Estate Subdivision street . The construction <br /> of the frontage improvements will be deferred, upon <br /> execution by the owner of a Deferred Frontage <br /> Improvement Agreement , prior to approval per Ordinance <br /> No. 3337 in addition to a copy of the Grant Deed and an <br /> estimate. The estimate shall be prepare by a <br /> Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Public Works <br /> Department and submitted to the Public Works Department <br /> for approval . As an option the Department of Public <br /> Works will prepare the drawing with estimate for an <br /> additional fee of $100 . 00 . ) <br /> d . Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map . <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project . Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable . <br /> e . A Parcel Map is required . <br /> f. Remainder shall be designated as "Designated Remainder" <br /> on Parcel Map. <br /> g. Parcel shall be numbered . <br />
