r , <br /> INTRODUCTION <br /> This study was prepared to satisfy the requirements of Minor <br /> Subdivision Application #90-92. <br /> The property is located on the East side of Kennefick Road , <br /> midway between Peltier and Acampo Roads. <br /> PROPOSED DEVELOPMENT <br /> No changes in the land use are proposed at this time. The <br /> Teresi f),Ar r el contains 29 acres from which the owner is <br /> separatiiig a three acre parcel which contains his residence. <br /> The potential exists for one additional home site on the 26 <br /> acres. Only one additional home is anticipated , because of <br /> limited access . <br /> See Exhibit 1 <br /> PRESENT AND PAST USES OF THE SITE <br /> Except for the buildings shown on Exhibit 1 , the land is in <br /> vineyard and has been so for decades. <br /> EXISTINu AND PROPOSED SEPTIC TANK USE <br /> When the Teresi ' s remodeled their house in 1968, they installed <br /> a new 14()0 gallon septic tank , leach lines and a dry well . An <br /> additional drywell was added because one was not sufficient for <br /> a family of six . <br /> Within a half mile radius of the Teresi residence there are only <br /> seven other residences . The majority of the owners or past <br /> owners were interviewed and the results were as follows: <br /> A. Parcel No. 017-050-08 <br /> Past Owner : Herbert Buck , Jr . <br /> Location : 1000 feet South of Teresi <br /> Age of House: Built prior to 1910 <br /> Septic System: Functional for over 50 years. New system <br /> was installed in 1971 and has had no problems. <br /> B. Parcel No. 017-050-05 <br /> Owner : Mrs. Ronald Lauchland <br /> Location : 800 feet North of Teresi <br /> Age of House: Build approximately 1910 <br /> Septic System: Age and extent of system unknown . Owner <br /> reports minor problems, but could not say if the problem <br /> was in the tank or leach field . Also would not specify <br /> problem. <br /> 1 <br />
