COMMENTS ON DEVELOPMENTS <br /> UP-94-8 <br /> RECOMMENDATIONS: <br /> 1. The owner shall execute an Irrevocable Offer to Dedicate Road <br /> to result in a 42-foot wide right-of-way from the centerline <br /> of Harney Lane. A $225. 00 fee currently is required for <br /> processing per Development Title Table 9-240. 2 in addition to <br /> a copy of the Grant Deed, recording fee and a legal <br /> description of the parcel to be offered for dedication. <br /> 2 . The frontage improvements for Harney Lane (across the <br /> developed portion) shall be constructed in conformance with <br /> standards for one-half of an 84-foot right-of-way Minor <br /> Arterial Street. The construction of the frontage <br /> improvements will be deferred upon execution by the owner of <br /> a Deferred Frontage and Roadway Improvement Agreement or a <br /> Secured Deferred Frontage and Roadway Improvement Agreement <br /> with a deposit equivalent to their estimated construction <br /> costs prior to approval of the Improvement Plan. A $260. 00 <br /> fee currently is required for processing per Development Title <br /> Table 9-240. 2 in addition to a copy of the Grant Deed, <br /> recording fee, legal description of Parcel and an estimate for <br /> the required frontage improvements. The estimate and legal <br /> description shall be prepared by a Registered Civil Engineer <br /> with a typical section drawing on a form to be supplied by the <br /> Public Works Department and submitted to the Public Works <br /> Department for approval. As an option the Department of <br /> Public Works will prepare the drawing and estimate for an <br /> additional fee of $115. 00. (Development Title Section 9- <br /> 1150. 2) <br /> 3 . The driveway approach shall be improved in accordance with the <br /> requirements of the San Joaquin County Standards R-17 prior to <br /> issuance of the occupancy permit. <br /> (Development Title Section 9-1145. 5) <br /> 4 . Encroachment permit shall be required for work within road <br /> right-of-way. <br /> (Development Title Section 9-1145. 2) <br /> 5 . The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable prior to issuance of <br /> a building permit. The fee currently is $188 . 81 per daily <br /> trip-end generated in the Lodi area.
