SAN JOAQUIN COUNTY
Z COMMUNITY DEVELOPMENT DEPARTMENT
a: .A
A 1810 E.HAZELTON AVE.,STOCKTON.CA 95205-6232
cqiFo,RP PHONE:209/468-3121 Fax:209/468-3163
June 26, 1998
Gurpal Sidhu
3032 E. Waterloo Road
Stockton, CA 95205
Dear Mr. Sidhu:
Re: Revisions of Approved Actions for Site Approval Application No. SA-96-9 of Gurpal Sidhu (APN: 143-
140-30; 3032 E. Waterloo Road, Stockton)
ACTION: On June 26, 1998, the San Joaquin County Community Development Department denied the
above-referenced application due to the inability to make required Findings 1, 3, and 5, as follows:
1. The proposed use is consistent with the goals, policies, standards, and maps of
the General Plan, any applicable Master Plan, Specific plan, and Special
Purpose Plan, and any other applicable plan adopted by the County.
• This finding cannot be made because omitting the requirement for
a solid masonry wall is inconsistent with Development Title
Section 9-1022.4[e][1].
• This finding cannot be made because if the revision is approved, it
would result in substandard truck parking spaces that would not
comply with Development Title Section 9-1015[c][1].
3. The site is physically suitable for the type of development and for the intensity of
development.
• This finding cannot be made because the site is not large enough to
accommodate the number of trucks proposed in the Revisions of
Approved Actions application.
5. The use is compatible with adjoining land uses.
• This finding cannot be made because development of the site with
commercial uses that are not properly screened consistent with
County Ordinance will be incompatible with adjacent residential land
uses.
APPEAL PERIOD: This action can be appealed to the Planning Commission by any
interested party. Appeals must be filed with this Department within 10 days of the action with
an appeal fee of$275.00. The 10-day appeal period ends at 4:30 p.m. on July 6, 1998. If
this date falls on a weekend or holiday, the appeal period will expire on the next regular
business day at 4:30 p.m.
Please contact me if you have any questions(468-9567).
Sincerely,
U 5Llsj r_
KAI LUOMA
Assistant Planner
KL/blm
Enclosure: Map
cc: Department of Public Works Building Inspection Division
Public Health Services County Assessor
