SA-94-54 OF AJAY RANCHHOD <br /> (C/O AMERICAN CONSTRUCTION CO. ) <br /> ----------------------------------------------------------------- <br /> The proposal is to enlarge and remodel two existing non- <br /> conforming dwelling structures, one of which is a duplex. This <br /> site is located on the southwest corner of Waterloo Road and <br /> Newport Avenue, in east Stockton. <br /> Unless otherwise specified, all Conditions of Approval and <br /> ordinance requirements shall be fulfilled prior to the <br /> establishment of the use and the issuance of any building <br /> permits. <br /> This approval will expire 18 months from the date of approval <br /> unless (1) all Conditions of Approval have been complied with, <br /> (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. Any building additions or relocations shall not be <br /> within the required 20-foot front yard. <br /> b. New construction within three feet of a side yard <br /> property line shall be of one-hour construction and <br /> shall not include windows or doors. There shall also <br /> be six feet minimum between houses. <br />
