LOCATED ON THE SOUTHWEST CORNER OF WATERLOO ROAD <br /> AND NEWPORT AVENUE (DISTRICT 1) . <br /> APPLICANT: Ajay Ranchhod APN: 143-040-40 , 41 and 42 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area. In addition, the <br /> existing San Joaquin County and City of Stockton Flood Insurance <br /> Studies, which delineates flood risks, floodplains, and floodway <br /> areas, are currently being reevaluated. The reevaluation is being <br /> conducted by the Federal Emergency Management Agency, Region IX, <br /> Building 105, Presidio of San Francisco, California 94219, telephone <br /> (415) 923-7186 . The reevaluation may delineate additional flood <br /> risks . The official flood maps are available for review at the <br /> Department of Public Works, 1810 East Hazelton Avenue, Stockton. <br /> These flood maps will be updated when the reevaluation process is <br /> completed. <br /> Waterloo Road has an existing right-of-way width of 80 feet and a <br /> planned right-of-way width of 84 feet. Newport Avenue has an existing <br /> right-of-way width of 40 feet and a planned right-of-way width of <br /> 50 feet . <br /> RECOMMENDATIONS : <br /> 1 . Encroachment permit shall be required for work within road <br /> right-of-way. <br /> (Development Title Section 9-1145 .4) <br /> 2 . Dedication to result in a 25-foot wide right-of-way from the <br /> centerline of Newport Avenue to the property line shall be <br /> required across the frontage of APN 143-040-42 plus any <br /> additional right-of-way to accommodate a handicap ramp at the <br /> corner of Newport Avenue and Waterloo Road. <br /> (Development Title Section 9-1150 .2) <br />
