CONDITIONS OF APPROVAL <br /> SA-92-42 <br /> James & Bette Thomas <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval <br /> have been complied with, (2) all necessary building permits have been secured and remain in force, <br /> and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. Twenty additional parking spaces are required. The additional spaces,and any additional <br /> driveways or maneuvering areas,shall be paved and permanently maintained with asphalt <br /> or cement. Bumper guards shall be provided when necessary to protect adjacent <br /> structures or properties. <br /> b. Parking Space No.'s. 19, 20, 21, and 22 shall be relocated to allow for 24-foot-wide aisles <br /> in the parking lot. <br /> C. Any additional improvements, including but not limited to parking,driveways,maneuvering <br /> areas, landscaping, lighting, signs, and utilities, shall comply with the provisions of the <br /> Development Title adopted by the Board of Supervisors on July 29, 1992. <br /> d. An Improvement Plan prepared by a Registered Civil Engineer, showing drainage, <br /> driveway access details, on-site parking, existing and proposed utility services, and <br /> grading, shall be submitted to the Development Services Division for approval. In <br /> addition, the Improvement Plan shall clearly distinguish between existing and proposed <br /> improvements, including but not limited to parking, driveways, maneuvering areas, <br /> landscaping, lighting, signs, and utilities. (Planning Title Section 9-10002) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. Dedication of a 25-foot-wide right-of-way from the centerline of Comstock Road to the <br /> property line shall be required across the frontage of APN 089-050-11. (Planning Tale <br /> Section 9-2143) <br /> b. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is$1,399.00 per <br /> 1,000 gross square feet of building designated as'Warehouse' in the area. If no building <br /> permit is required, the fee will be exempt. The fee shall be automatically adjusted July <br /> 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record.
