Phase Two: <br /> • Construction of 19,800 square foot Building#2. <br /> • Building permits shall be issued within sixty(60) months from the date of approval. <br /> c. LOT LINE ADJUSTMENT: The recordation of a "Notice of Lot Line Adjustment" for the Lot Line <br /> Adjustment Application No. PA-0400710 shall be filed prior to issuance of a building permit. <br /> d. DEMOLITION PERMIT: A demolition permit shall be issued for Buildings #4 and #5 prior to <br /> issuance of a building permit for Phase One. <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties. (Development Title Section 9- <br /> 1015.5[e]) <br /> (2) Based on the list of approved uses, a minimum of twenty-six (26) parking spaces shall be <br /> provided, including two(2) handicapped accessible spaces with one(1)van accessible space for <br /> Phase One of the project. A minimum of thirty-eight (38) additional parking spaces shall be <br /> provided, including one (1) additional handicapped accessible space for Phase Two of the <br /> project. Accessible spaces shall be located as close as possible to the primary entrance <br /> (C.C.R., Title 24). (Two spaces required for every 1,000 square feet of building area.) <br /> (Development Title Section 9-1015.3) <br /> (3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty <br /> (20) feet long. (Development Title Section 9-1015.5[b]) <br /> f. LOADING: One (1) loading space shall be required for each use having three thousand (3,000) <br /> square feet of gross floor area. Each space shall be a minimum of twenty-five (25) feet in length <br /> and fifteen (15) feet in width, and shall have a minimum height clearance of fourteen (14) feet. On- <br /> site driveways and maneuvering areas may be used in lieu of one of the loading spaces as long as <br /> maneuvering areas for delivery vehicles are provided. (Development Title Section 9-1015.6) <br /> g. ACCESS: Access driveways shall have a width of no less than twenty-five (25) feet for two-way <br /> aisles and sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as <br /> fire department access be less than twenty(20)feet wide. (Development Title Section 9-1015.5[h][1]) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists.
