Prior to recording of deeds creating parcels the owner <br /> shall execute an Irrevocable Offer and Agreement to <br /> Dedicate the right-of-ways as follows: <br /> 1. The east twenty-five foot (251 ) of Parcel 3 . <br /> 2 . The west twenty-five foot (251 ) of Parcel 4 . <br /> 3 . The south two hundred ninety-seven feet (2971 ) of <br /> the west twenty-five foot (251 ) of Parcel 2 . <br /> 2 . Public Health Services: <br /> a. A soil suitability study as required by Section 10100 of <br /> San Joaquin County Development Code must be preformed prior to <br /> Parcel Map approval indicating that the area is suitable for septic <br /> tank usage. <br /> If the suitability study is favorable: <br /> b. Construct an individual sewage disposal system on all <br /> parcels under a permit and inspection by the <br /> Environmental Health Division at the time of development. <br /> C. Construction of an individual domestic water well on all <br /> parcels under a well permit and inspection by the <br /> Environmental Health Division at the time of development. <br /> 3 . Linden-Peters Fire Protection District: <br /> a. The private right-of-way shall be improved in accordance <br /> with the requirements of the Uniform Fire Code SEction <br /> 10. 207 and the Linden-Peters Fire District. <br /> 4 . Planning Division: <br /> C.,ndition of Approval: <br /> a. The side yard setback for the east side of Parcel 6 shall <br /> be 300 feet west of the eastern most property line of <br /> Parcel 6. This setback is established to prohibit <br /> destruction of the wetland area located on Parcel 6. <br />
